ARTICLE 3.
TERM
Section 3.01. Effective Date Of This Agreement; Duration Of Agreement Term. This Agreement shall become effective on the Effective Date, and the
leasehold estate created in this Agreement shall then begin, provided that, Delta's right to possession of the Delta Premises as the same may exist from time to
time shall commence as described in Article 2 (in accordance with the Phasing Strategy). This Agreement shall continue in full force and effect, unless
terminated prior thereto as hereinafter provided, for an initial term expiring one day prior to the earlier of (x) the thirtieth (30th) anniversary of Phase I DBO,
and (y) December 31, 2043 (the "Expiration Date").
