2. Credits .
A. Outage Credits .
Upon the occurrence of each Separate/Independent Interruption of Landlord’s Essential Services, Tenant shall be entitled to an Outage
Credit in the amount set forth opposite the duration of such Interruption of Landlord’s Essential Services in Table 2.A.(1)-A and 2.A.(1)-B, below, as
applicable:

B. Security/Access Credits .
Any breach by Landlord of its obligations with respect to Security or Access, as set forth in the then current version of the Handbook (such
security and access obligations being set forth in Section 7 of the Version 2.5 of the Handbook, dated September 3, 2009), shall be considered to be a
Security/Access Incident ”. Tenant shall be entitled to a Credit (“ Security/Access Credits ”) against Rent in the amount of $[***] for each
Security/Access Incident and $[***] for each day that any Security Access/Incident is unresolved.
