EXHIBIT “B-1”
TENANT’S INSURANCE REQUIREMENTS
Policies
Requirements :
All insurance required of Tenant under this Lease shall be issued by insurers with a “General Policyholders Rating” of at least A-, VIII, as set forth in
“Best’s Insurance Guide.” Such insurers shall be authorized to do business in the State in which the Property is located. Tenant’s commercial general
liability policy shall be written to apply to all bodily injury (including death), property damage and personal injury losses, and shall include contractual
liability, broad form property damage, cross liability and severance of interest clauses.
A.
Commercial general liability insurance (including contractual liability):
$1,000,000 single limit; $2,000,000 aggregate limit, with umbrella
coverage providing an additional $3,000,000 in excess coverage
B.
Special Peril Form
property insurance:
Full replacement value of Tenant
s Personal Property.
C.
Workers’ compensation insurance:
In accordance with the laws of the state in which the Property is located,
and Employer’s Liability insurance with a limit not less than $1,000,000
Bodily Injury Each Accident; $1,000,000 Bodily Injury By Disease –
Each Person; and $1,000,000 Bodily Injury By Disease
Policy Limit.
D.
Automobile liability insurance:
Primary auto liability insurance with limits of not less than $1,000,000
per occurrence covering owned, hired and non-owned vehicles used by
Tenant or any other member of the Tenant Group.
E.
Business interruption insurance:
In such amount as will reimburse Tenant for direct or indirect loss of
earnings attributable to all perils insured against by the property
insurance described above for a period of not less than twelve (12)
months.
