10. NeitherTenantnoranyofTenant'sAgentsshallatanytimebringorkeepuponthePremisesanytoxic,hazardous,inflammable,combustible
orexplosivefluid,chemicalorsubstancewithoutthepriorwrittenconsentofLandlord.Smokingorcarryingcigarsorcigarettesinthe
CommonAreamayberegulatedfromtimetotimeasdeterminedbyLandlord,andTenantandTenant'sAgentsshallstrictlycomplywithany
suchregulations.
11. NoanimalsshallbepermittedatanytimewithinthePremises,theBuildingortheProperty.
12. TenantshallnotusethenameoftheBuilding,thePropertyortheBuildinginconnectionwithorinpromotingoradvertisingthebusinessof
Tenant,exceptasTenant'saddress,withoutthepriorwrittenconsentofLandlord.Landlordshallhavetherighttoprohibitanyadvertisingby
Tenantwhich,inLandlord'sreasonableopinion,tendstoimpairthereputationofthePropertyortheBuildingoritsdesirabilityforitsintended
uses,and,uponwrittenNoticefromLandlord,Tenantshallrefrainfromordiscontinuesuchadvertising.
13. Canvassing,soliciting,peddling,parading,picketing,demonstratingorotherwiseengaginginanyconductthatunreasonablyimpairsthe
valueoruseofthePremises,thePropertyortheBuildingareprohibitedandTenantshallcooperatetopreventthesame.
14. AllequipmentofanyelectricalormechanicalnatureshallbeplacedbyTenantonthePremises,insettingsapprovedbyLandlordinwriting,
insuchawayastobestminimize,absorbandpreventanyvibration,noiseorannoyance.Nocookingshallbedoneorpermitteduponthe
Premisesexceptpursuanttonormaluseofamicrowaveoven,toasterovenandcoffeemakerforthesolebenefitofTenantandTenant's
Agents.
15. Nosafes,computersorotherobjectslargerorheavierthanthefreightelevatorsoftheBuildingarelimitedtocarryshallbebroughtintoor
installedinthePremises.Landlordshallhavetherighttoprescribeandapproveoftheweightandpositionofsafes,computersorotherlarge
orheavyobjectswhichshall,ifdeemednecessarybyLandlord,beplacedonsometypeofapplicableplatformprescribedbyLandlordto
distributetheweight.Themovingofsafes,computersorotherlargeorheavyobjectsshalloccuronlybetweenthosehoursasmaybe
designatedby,andonlyuponpreviouswrittenNoticeto,Landlord,andthepersonsemployedtomovethoseobjectsinoroutoftheBuilding
mustbereasonablyacceptabletoLandlord.Nofreight,furnitureorbulkymatterofanydescriptionshallbereceivedintoormovedoutofthe
lobbyoftheBuildingorcarriedintotheelevatorsduringnormalbusinesshours(i.e.,MondaythroughFriday,7:00a.m.to7:00p.m.(except
Holidays))unlessapprovedinwritingbyLandlord.
16. NoairconditioningunitorothersimilarapparatusshallbeinstalledorusedbyTenantwithoutthepriorwrittenconsentofLandlord.Tenant
shallnotinstallequipment,suchasbutnotlimitedtoelectronictabulatingorcomputerequipment,requiringelectricalorairconditioning
serviceinexcessofthattobeprovidedbyLandlordundertheLease.
17. NoaerialantennaorotherdevicesshallbeerectedontherooforexteriorwallsoftheBuilding,oronthegrounds,withoutineachinstance
thepriorwrittenconsentofLandlord(whichconsentmaybewithheldbyLandlordinitssoleandabsolutediscretion).Anyaerialantennaor
otherdevicesoinstalledbyoronbehalfofTenantwithoutsuchwrittenconsentshallbesubjecttoremovalbyLandlordatanytimewithout
priorNoticeattheexpenseofTenant,andTenantshalluponLandlord'sdemandpayaremovalfeetoLandlordofnotlessthan$500.00.
18. Tenantshallnotplaceanymovableobjects,includingantennas,outdoorfurniture,etc.,inthedriveways,landscapedareaorotherareas
outsideofsaidPremises,orontheroofofsaidPremises.
19. TenantshallmaintainthePremisesasprovidedintheLease,andexceptwiththewrittenconsentofLandlord,nopersonorpersonsother
thanthoseapprovedbyLandlordwillbepermittedtoentertheBuildingforthatpurpose.Tenantshallnotcauseunnecessarylaborbyreason
ofTenant'scarelessnessandindifferenceinthepreservationofgoodorderandcleanliness.Allcardboardboxesmustbe"brokendown",and
allstyrofoamchipsmustbebaggedorotherwisecontainedsoasnottoconstituteanuisance.
