(ee) Glass Cleaning. Landlord agrees to clean all lobby glass as needed and to clean the interior and exterior sides of all outside
window walls at least two (2) times per year. The expense of such cleaning shall be included in Operating Costs.
(ff) Demands and Consents. Whenever a provision of the Lease (i) requires that the consent of a party be obtained, such consent
shall not be unreasonably withheld or delayed, or (ii) provides that party may make a demand or request of the other party, such
demand or request shall be reasonable and made in good faith.
(gg) HIPAA. Landlord agrees that from time to time during the Term, Landlord, its agents, employees, or assigns, may be
exposed to, or have access to, Protected Health Information (“PHI”), as defined by Health Insurance Portability and Accountability
Act of 1996, 45 CFR Parts 160 and 164, Landlord agrees that Landlord, its agents, employees or assigns will not use or disclose PHI
for any purpose unless expressly authorized by Tenant or required by a court of competent jurisdiction or by any governmental
authority or by any state or federal law.
