35. RIGHT TO PERFORM. If Tenant shall fail to pay any sum of money, other than Basic Rent required to be paid by it
hereunder, or shall fail to perform any other act on its part to be performed hereunder, and such failure shall continue for ten (10) days
after written notice thereof by Landlord, Landlord may, but shall not be obligated so to do, and without waiving or releasing Tenant
from any obligations of Tenant, make any such payment or perform any such other act on Tenant’s part to be made or performed as
provided in this Lease. Tenant shall reimburse Landlord for all costs incurred in connection with such payment or performance
immediately upon demand.
36. NOTICES. All notices under this Lease shall be in writing and sent to the parties at the following addresses or at such other
address as any party hereto may designate to the other by notice delivered as provided herein:
